Most mortgages let the lender ask for the full balance when a house changes hands, called a "due-on-sale" clause. And if a payment were ever missed, it would show on your credit.

Yes, that is most of what we buy. Code violations, roof damage, a house still full of furniture, an estate in probate, two owners who don't speak to each other. We have worked through all of it with title companies before.
A title company is a licensed, insured, neutral third party. It checks that the house can legally be sold, holds the buyer's money in an escrow account, pays off anything owed on the property, records the deed with the county, and pays you. Neither side controls it. That is why we insist on using one.
