These terms apply when you use this website or receive text messages from Lake to Shore Properties ("we," "us").

Who we are

We are real estate investors. We buy residential property in Florida for our own account, to renovate, resell or hold. We are not real estate agents or brokers. We do not list houses, we do not represent sellers, and we do not charge sellers a commission.

Nothing here is an offer

This website gives general information. Nothing on it is an offer to buy your property. We make offers in writing after seeing the house, and only a purchase contract signed by both sides binds either of us.

Examples are not promises

Numbers, timelines and past purchases shown on this site are examples. Every house and every sale is different, and we do not promise any price or closing date before we see the property and both sides sign a contract.

Not legal, tax or financial advice

What we say on this site, on the phone or in a text is not legal, tax or financial advice. Before you sign anything, you are welcome to show our written offer and contract to an attorney, an accountant or anyone else you trust.

Taking over payments and seller financing

When we buy a house subject to your existing mortgage, the loan stays in your name until it is paid off or refinanced. When you finance the sale yourself, you are paid over time and the house secures what we owe you. Both carry risks we explain in our FAQ, every term is in the written contract, and we encourage you to have an attorney review it before you sign.

Assigning a contract

Sometimes we assign a purchase contract to a partner investor. When that can happen, the contract says so before you sign. Your price, your closing date and your title company stay the same.
